This program leads to a professional property manager designation upon successful completion of BOMI’s requirements. The required courses for the Real Property Administrator and Facilities Management Administrator programs are offered by Mount Royal University Continuing Education in association with the Building Owners and Managers Association (BOMA) Calgary and the Building Owners and Managers Institute (BOMI). The RPA® designation program serves the educational needs of both third-party property managers and corporate property managers. By familiarizing our students with the many aspects of operating a commercial building, the RPA® designation program helps you integrate these issues into the broader task of property management. You’ll gain the insight and knowledge necessary to analyze a building in its entirety: building systems design, commercial real estate law, risk management and insurance, asset management, operation and maintenance, investment and finance, leasing and marketing and environmental health and safety; and more.

The RPA® program teaches you to maximize a building’s net income while minimizing risks, thereby enhancing your standing in the industry and positioning you for long-term success. Cover the basics of building design, operation and maintenance, as well as the specialized areas of commercial property law and risk management, marketing and leasing, budgeting, accounting and asset management. Property managers maximize the net income of any property, be it one building or an entire portfolio.

Within the RPA® designation program there are two certificates that students can enrol in on their way to getting a designation.

·         PAC (Property Administrator Certificate)
·         PMFP (Property Management Financial Proficiency Certificate)

To achieve your RPA®, you must achieve a grade of 70% or greater on each of the eight courses. Students are encouraged to enrol in a certificate program to start establishing their credentials.

Possible pathway for students working towards their RPA®:

·         Enrol in the PAC (3 courses)
·         Then the PMFP (2 courses)
·         Then complete the remaining 3 courses for the RPA®

The FMA® designation program enhances your career by making you a more effective and knowledgeable facilities professional, thus positioning you as a key strategic professional within your organization. The FMA designation program teaches you to manage facilities in a way that best supports staff and fits into the organization’s overall objectives. You’ll develop valuable skills in: strategic planning, project management, corporate finance, capital investment, and physical asset management.

You’ll also learn about new technologies, environmental health and worker safety, and other timely issues. Whether you’re a new or experienced facilities manager, or someone in a related profession who will benefit from knowing how to create a quality work environment that maximizes productivity, the FMA® program is right for you.

New students must pay a one-time BOMI enrollment fee of $265 to register into the RPA or FMA designation OR pay a fee of $115 per course.

Career Outlook

Successful completion of this program may lead to an entry-level property management position as a real property administrator or facilities management administrator, depending on personal and professional suitability for the field.

The online exam fee is paid when you register for the course. Please book your exams at a Pearson Vue approved site.

Program Dates

Budgeting and Accounting – Required for RPA only
Create building and facilities budgets and apply concepts within the real property and facilities context. Follow the accounting process and creation of a budget from start to finish, interpreting financial statements, annual reports and statements of cash flow. Gain practical property manager skills in compiling lease abstracts and preparing rent rolls.

Real Estate Investment and Finance
Property managers can maximize the value of a property by taking charge of real estate investments. Examine basic financial concepts as they relate to real estate, including valuation, analysis, taxation, depreciation and life-cycle costing. Evaluate real estate investments and develop budgets that estimate net operating income. Study the income capitalization approach and cover property taxation costs and strategies to offset these costs.

Design, Operation and Maintenance of Building Systems, Part I
With the increasing demand for economy and energy conservation, the challenge for property managers and facilities managers today is to create and maintain an efficient, safe building environment. Environmental Health and Safety Issues
Gain an overview of important environmental health and safety considerations in building operations as well as the interrelated responsibilities of federal and provincial governments. Practise developing and managing proactive environmental/occupational health and safety programs, comply with regulatory standards and guidelines, and assess when to obtain technical assistance.

Law and Risk Management — required for RPA only
Acquire a foundation in the basic principles of law and risk management, to help you deal with everyday legal and risk issues in property management. In addition to covering leasing and conveyancing, the course covers important issues concerning torts, contracts, employer/employee relations, property rights, and environmental law. Details of risk management and insurance are also discussed.
