Description
Everyone interested in becoming a licensed real estate associate in Alberta must complete this mandatory program. To be eligible to write the Provincial Real Estate Qualifying Examinations you must meet the 90% attendance requirement. Successful candidates can begin licensing with the Real Estate Council of Alberta (RECA).

  • Take an in-depth look at real estate regulations and business standards, as well as legal procedures for listings and offers. 
  • 96 hours - learners have up to 6 months to complete - $1,595 plus exam fee of $125+GST (rewrite, if necessary: $125+GST)
Phase 3:Real Estate Areas of Practice
 

Explore The Role of the Industry Member, Property Evaluation, Working with Sellers/Buyers and Completing the Transaction within each of the three mandatory courses: Residential, Commercial and Rural Real Estate. Must complete all 3 courses; we strongly recommend that Residential be completed first - learners have up to one year to complete.

  • Residential Real Estate, 45 hours - $745 plus exam fee of $125+GST (rewrite, if necessary: $125+GST)
  • Commercial Real Estate, 45 hours - $745 plus exam fee of $125+GST (rewrite, if necessary: $125+GST)
  • Rural Real Estate, 33 hours - $595 plus exam fee of $125+GST (rewrite, if necessary: $125+GST)

Program Materials

  • Phase 2 and 3: Phase 2 and 3 manuals will be handed out at the beginning of the first class of each course. Course manuals and workbooks (developed by AREA) and calculator included.
  • Students must bring paper and pen to class

Learning Outcomes
Upon completion of this program, you should be able to:

  • Understand the scope of the real estate industry
  • Study the rules and regulations under which the industry operate
  • Recognize the role of the broker and associate in real estate transactions
  • Practise the basic skills required

Completion Requirements
Learners may take up to six months to complete Phase 2 and up to one year to complete Phase 3 (for a total of 18 months to complete REAP). This timeframe includes final exams and rewrites.

In addition to meeting the prerequisite requirements, 90% mandatory classroom attendance is required to qualify to write each of the Provincial Real Estate Qualifying Examinations. These are online and consist of a series of multiple choice questions, you will have 3 hours to complete the Phase 2, Residential and Commercial exams and 2.5 hours to complete the Rural exam. You must achieve a minimum of 70% to pass.

If you are unsuccessful the first time, you have only one more opportunity to write each exam. AREA will charge for each exam, to be paid at the time of writing by Visa, MasterCard, American Express or PayPal only. Exams are marked instantaneously and the results will also be automatically e-mailed to you.

Instructor Qualifications
Instructors are industry experts working in the real estate industry who have training and experience in teaching adults. They must also be approved by the Alberta Real Estate Association.

  • Section 2: Financing Real Estate Transactions
  • Section 3: Contract Law, Representation Relationships, Title Registration and Land Use Controls, and Condominium
  • Section 4: Real Estate Act
  • Section 5: Industry Structure and Environment, and Insurance and Loss Prevention
  • Section 6: Building Construction, Types and Measurements
Phase 3:Real Estate Areas of Practice
 
  • Section 7: Residential Real Estate (45 hours)
  • Section 8: Commercial Real Estate (45 hours)
  • Section 10: Rural Real Estate (33 hours)

Earning Your Licence
Once you have successfully completed the Real Estate Associates Program you need to establish a relationship with a licensed real estate brokerage and make an application for licensing through that brokerage to the Real Estate Council of Alberta (RECA). If that brokerage is a member of the Calgary Real Estate Board (CREB) you will be required to take the CREB Orientation course and become a member of the Calgary Real Estate Board.
